ELYSIUM will be located on the north side of Poplar just west of Forest Hill Irene Road. Totaling 24.55 acres with approximately 1600 feet of frontage along Poplar, this new neighborhood will be gated on Poplar and On The Hill, fenced, and will feature 38 lots. Three of these lots will be Estate size lots of 1+ acres with a gated private drive exclusive to these properties. Separating the Estate area from the remaining 35 lots is a 7.57 acre common area for residents to enjoy.
This area will include a community pool, shade structure, playground, plaza and pocket parks. The area will also include bio-swales to improve water quality and native plant materials. In addition to this common space, will be an additional 5.42 acres of pedestrian trial with two pedestrian bridge crossings, low level pedestrian lighting and park furniture. This pedestrian area is located within a preservation area of existing vegetation including hard woods of old age.
The ELYSIUM neighborhood is planned as a mixed product of residential offerings. The neighborhood will be composed of single family homes on lots that range from 9,000 square feet to lots over one acre in size. The total development of 38 homes is at a density of 1.58 dwelling units per acre with 31.39% of the neighborhood being common open area. An architectural control board will be established for the neighborhood for the purpose of implementing detailed design guidelines.
